I’m often asked what sets Iron Creek apart from other property managers.

Well when you look at a property management company the “what” is going to be pretty similar. What people do – they’re going to lease your property, they’re going to manage your property. How we all do it, that’s where it varies.

With Iron Creek there’s a couple main things that you can count on. First is transparency and communication. We really focus on those two elements. We want to communicate really clearly with our owners and residents, so making sure that line of communication is open. We can always be reached by phone. You can give us a call, we’ll pick up the phone and help address whatever needs to be addressed. Transparency – we share the bills we get, we share invoices. Everything is transparent. You need to know what’s going on with your rental rental property and so we have the mechanisms in place to help you have visibility into that.

The second thing is our Confident Owner Program. Whether or not you’re maybe accidental landlord, you kind of fell into it, maybe you’re an investor. Sometimes there can be unexpected expenses and so our Confident Owner Program helps create more confidence in that. It mitigates some of the risk associated with those big expenses and that’s something you can opt into it or you don’t have to. It’s totally your choice.

Then third is on the marketing and leasing side. We’re really investing in your property, and when I say we’re really investing. That means we’re investing hard dollars. We’re hiring professional photographers, some of the best in the valley, to take photos. We’re doing the 360 degree tours, we’re doing all those things, getting it listed, being responsive to inquiries to get it rented as quick as possible because every day it sits vacant it’s costing you money. We know that. We take it seriously and so we have the steps in place to help minimize that as much as possible.

We do residential property management. We specialize in single family homes.

There’s four main steps to our service.

The first one is getting your home rent ready, so that means getting it ready for a new Resident to move in. That might be a light cleaning and some handyman work or it could be coordinating new floors or new paint going in. Maybe there’s been a renter in there for years and years and it needs to be freshened up. We have our trusted vendors that we coordinate all that through for you.

Once it’s ready for its new renter we do all the marketing needed to get at leased. That includes professional photos, 360 degree tours, we’re managing all the requests for information, showing the property once someone’s interested, doing the application process, the tenant screening process. We follow all fair housing rules and regulations. And then once we approve someone getting the lease in place, doing all the move documentation so that we have that for when they move out.

Then once they move in the third step would be all of that ongoing management. So think about the pipe breaks at 2 in the morning, you’re not getting the call. We are, and we’re coordinating everything needed to get that fixed. We’re taking rent payments, paying out any maintenance expenses or other expenses and dispersing those funds to you.

Then when the lease is up maybe they’ve been a great tenant and they want to stay. In that case we will go through the process to extend the lease. If they’re ready to move out then we will do that whole process over and find another tenant for your home.

Leaking pipe? Broken disposal? Furnace isn’t working? We field resident maintenance calls so you don’t have to. We also coordinate repair or replacement with the resident and contractor for a frictionless experiences. 

FINANCIAL REPORTING

Our owners receive a monthly Owner Statement with the monthly revenue and expenses. You'll see exactly how much you're paying for maintenance, management fees, and other expenses or withholdings. You can review past statements any time through your owner portal.

LEASE EXTENSION

When the lease term is completed a resident may want to extend the lease for another term. In this case we'll handle the paperwork to extend the lease with the current resident.

MOVE-OUT

If the resident plans to move out when their lease ends we will complete all the necessary paperwork, conduct the move-out walkthrough and process the security deposit. Then we'll start the process over and find a new resident for your home!
