Pet Screening 

Resident pets are screened during the application process through a third-party pet screening company. This system provides a FIDO Score ™ based on breed, pictures, weight, vaccination records, behaviors (like bite history) and more. While you can never guarantee there won’t be an incident, Pet Screening is another way we work to preserve your investment property.

Assistance Animals

Assistance animal reviews are also completed through our third-party screening partner.  Petscreening’s Assistance Animal Review Team confirms assistance animals meet HUD and Fair Housing guidelines as well as affirming the documentation submitted is authentic.

* Assistance animals are not considered pets and are not subject to pet fees, pet screening fees or pet rent.

Leasing Management

Once we find the right resident we’ll send them a lease and are available to answer questions the renter may have about the lease agreement and move in process.  We conduct all the associated lease activities like collecting the security deposit, confirming renters insurance, and coordinating the move-in date. We also help the resident create an account in our portal where they will pay rent, submit service requests, and view additional rental information.

Welcome Walkthrough

We complete a property walkthrough at move in. We use video and photos to document the condition of the exterior of the house as well as each room.  We also utilize a walkthrough checklist to document and describe the home’s condition and any items that need to be addressed. At the end of the lease, we will go through the same process to determine if there’s any issues the resident is responsible for outside of normal wear and tear prior to refunding the security deposit.

Finding a qualified tenant for your home! That is the goal.

I’m Kylie with Iron Creek Property Management. We manage single family homes across to Treasure Valley. That’s Boise, Eagle, Meridian, Napa, Star, Kuna and Middleton.

Let’s jump in.

There’s a couple steps when it comes to tenant screening and getting the lease in place. The first component is screening. We have really clear tenant screening criteria that we post on the website. We send that out to the interested party before they ever tour the home so they’re well aware of our qualifications and whether or not they believe they can meet those before they even see the home. We want to be really transparent, again transparency.

Once somebody is interested they submit an application. We run the application, we process it and if they meet those criteria then we will offer them a lease. They will have for 48 hours to pay first month’s rent, security deposit and return the signed lease in order to secure the property. Before they move in they will also have to put the utilities in their name, whatever utilities they are responsible for paying for.

The next step is one of the most important in Property Management. As an owner, a huge expense can come up on tenant move out if you don’t have the appropriate documentation to appropriately process the security deposit from the move in. We’re really meticulous when it comes to the move in and walk through. We’re doing written documentation of everything, we’re doing photos, video. We want a really clear baseline of the condition of the property when we hand it over to the tenant to set the expectation of outside of normal wear and tear, this is the condition we expect it back in. We, like I said, meticulously go through that. Once we get that done we put together the tenant welcome package because it’s exciting to move into a new home, let’s not forget that! Then hand over the keys do, the move-in walk through and that is the screening and leasing process.
