Q3-2023

Star’s median rents surpassed all areas of the Treasure Valley apart from Eagle. Unlike Eagle, Star has seen consistent median rents throughout the year. Surprisingly, May and June’s median rent was the lowest since the year began, dropping to a low of $2395 in June before rebounding to the $2,495-$2,500 mark where it’s hovered at the remainder of the year.

Hi I’m Kylie with Iron Creek Property Management here in beautiful Star Idaho.

If you want our help managing your rental property in Star there’s four main components to what we do.

The first thing we’re going to do is help get your home rent ready, so if it’s a new build that might not include much. If it’s a home that was previously rented or lived in maybe that includes scheduling and coordinating carpet cleaners or handyman- anything like that. We take all of that off your plate.

The next thing we’re going to do is get your property leased. That includes professional photos, 360 tour, we respond to all the inquiries, we show the property and then when someone’s interested we’re going to do all of the tenants screening and get the lease in place for you. We follow all fair housing rules and guidelines.

Once we have a great tenant there, we will be doing all the ongoing management. Answering any maintenance calls. That 2 a.m. call that a pipe burst? We get it not you. Then we manage rent, track down any late rent payments, disperse it out to you as the owner.

Finally when the term is up we either extend the previous lease to the current tenants if they’re great tenants and want to stay there or getting your home released.

If an eviction is required we offer eviction support services.

CONFIDENT OWNER PROGRAM 

Iron Creek’s Confident Owner Program is designed to reduce the unknowns and major expenses that can come up during rental ownership. By enrolling in our Confident Owner Program, you can rest easy. We offer this program as a benefit to our clients with unfurnished, long term rentals.

Cancel any time within the first 90 days with no penalty. Balance for work completed is still due

We will cover $1,000 in eviction costs if we have to evict a resident we placed for non-payment.

We’ll pay up to $1500 in damages caused by pets we place in your rental property. Because we’re covering such a high amount in pet damages, we retain pet rent and pet fees.

We get paid when you get paid. If your home is vacant or a resident didn’t pay rent, you don’t pay for management services.

If a resident breaks a lease within the first 12 months we’ll waive the leasing fee to find a new resident for your home.
