During the Introduction Meeting we’ll discuss the details of our marketing efforts and what we do to set your home apart from others.

Preparing and Leasing your House

Getting Your Rental Resident-Ready

The first thing we’ll do once we begin working together is a Resident-Ready Evaluation. We conduct a walkthrough of your property and provide a checklist of items needed to make your home Resident-Ready (like re-keying of locks) as well as any recommended improvements to help you get top dollar.

Marketing Your Rental

Once the property is ready, we’ll begin the marketing phase. Professional photos and well written property details help us position your rental in the best light relative to others on the market. Remember, our goal is to find the right resident. We’ll post your property to leading rental sites to get your listing in front of as many potential residents as possible.

Leasing

Once your listing is live, we’ll begin scheduling showings. We meet prospective residents at your property and tour them through the space. If they’re interested in taking the next step, they will complete an online application.

Once an application is submitted, we run a robust resident screening.

Once we find the right tenant, we will send them a lease for review and signature. We collect first months rent, security deposit and a pet fee (if applicable) prior to move in.

Move-In Support

Once the lease is signed, we’ll begin facilitating move in. The key activity here is the move-in walkthrough. We visit through the property with the new resident and note the condition of the property with a detailed checklist and photos and video.

Ongoing Property Management

Rent Collection

Each month the resident will pay the rent through their portal. We accept a variety of payment methods to make the process as convenient for the resident as possible. We then deduct the management fee and any maintenance costs from the rental amount then transfer the rest into your bank account.

Financial Reporting

Each month you’ll receive an Owner Statement that details out the amount of rent collected, expenses incurred, and net income for the specific period.

Maintenance Coordination

If a maintenance issue arises the resident will either call us directly or submit a maintenance request through the portal. We work with the resident to understand the issue. If it’s under the set maintenance threshold, we will schedule the repair. In this case, you will see the issue, cost, and deduction in your next Owner Statement. If the repair or replacement is over the threshold, we will contact you for approval.  In the case of an emergency that could damage your property we will call you immediately to mitigate property damage.

End of Lease Activities

Re-Lease

The resident may elect to re-lease the property. In this case we update the lease agreement with the new terms and send it to the resident for signature. 

Move Out

If the resident decides to move out at the end of the lease, we will complete the move-out activities. This includes a move-out inspection which identifies any damage to the property outside of normal wear and tear. We can coordinate any repair or replacements with vendors. If the resident has damaged the property beyond normal wear and tear the cost to fix the issue is deducted from their security deposit. 

 Eviction

Our screening process is designed to minimize the likelihood an eviction is needed. However, if a tenant breaks the lease and eviction is required we offer eviction support services.

Sale (Referral)

There are many reasons an owner may decide to sell their investment property. If you’re interested in selling, we’re happy to refer you to trusted Realtor partners who can help you through the process.
