Eagle’s average median rent, year to date is $2,677 – about $400 more than Boise and $300 more than Meridian per month. Eagle’s median rent picked up steam early in the year, seeing a jump in the February and March months before dipping in late spring and rebounding in the summer months. August saw a median monthly rent of $2800 before a relatively steep decline in September to $2,550.

Hi I’m Kylie with Iron Creek Property Management here in Eagle Idaho. We manage single family homes across the Treasure Valley. If you have a rental home in Eagle, and you’re looking for a property manager we would love to help you.

We have four main components to our services the first is getting the home rent ready. Maybe that’s a light cleaning all the way up to coordinating new floors if there has been a tenant living there for a decade and it needs to be freshened up. We take care of all of that for you.

The next thing we do is we get the property lease. 360° tours, professional photos, we’re going to respond to all the inquiries, the screening process. We follow the fair housing rules and guidelines and then once we find the right person get a lease in place. We do the move in documentation for you and then once they’re in there we do all the ongoing management.

At 2 a.m. a pipe breaks, we’re getting the call not you.

We coordinate any maintenance needs, we answer questions for the tenants and then if they’re ready to move out we either do the whole process over again and find a new tenant for you or we extend the lease. Maybe they’ve been a great tenant and they want to stay and so we extend the lease another year.

Eviction

If an eviction is required we offer eviction support services.

Iron Creek’s Confident Owner Program is designed to reduce the unknowns and major expenses that can come up during rental ownership. By enrolling in our Confident Owner Program, you can rest easy. We offer this program as a benefit to our clients with unfurnished, long term rentals.

Cancel any time within the first 90 days with no penalty. Balance for work completed is still due

We will cover $1,000 in eviction costs if we have to evict a resident we placed for non-payment.

We’ll pay up to $1500 in damages caused by pets we place in your rental property. Because we’re covering such a high amount in pet damages, we retain pet rent and pet fees.

We get paid when you get paid. If your home is vacant or a resident didn’t pay rent, you don’t pay for management services.

If a resident breaks a lease within the first 12 months we’ll waive the leasing fee to find a new resident for your home.
