Q3-2023

Boise’s median single family home rental price has stayed relatively consistent throughout the year. In fact, between February and July of this year the median rent price only fluctuated $30, bouncing between $2,295 and $2,325. While July’s median rents maintained the trend, coming in at $2,295, August and September each experienced subsequent drops, to $2,200 and $2,195.

Hi I’m Kylie with Iron Creek Property Management here at one of our beautiful rental homes in Boise, Idaho. We do residential property management. We specialize in single family homes. There’s four main steps to our service.

The first one is getting your home rent ready, so that means getting it ready for a new Resident to move in. That might be a light cleaning and some handyman work or it could be coordinating new floors or new paint going in. Maybe there’s been a renter in there for years and years and it needs to be freshened up. We have our trusted vendors that we coordinate all that through for you.

Once it’s ready for its new renter we do all the marketing needed to get at leased. That includes professional photos, 360 degree tours, we’re managing all the requests for information, showing the property once someone’s interested, doing the application process, the tenant screening process. We follow all fair housing rules and regulations. And then once we approve someone getting the lease in place, doing all the move documentation so that we have that for when they move out.

Then once they move in the third step would be all of that ongoing management. So think about the pipe breaks at 2 in the morning, you’re not getting the call. We are, and we’re coordinating everything needed to get that fixed. We’re taking rent payments, paying out any maintenance expenses or other expenses and dispersing those funds to you.

Then when the lease is up maybe they’ve been a great tenant and they want to stay. In that case we will go through the process to extend the lease. If they’re ready to move out then we will do that whole process over and find another tenant for your home.

What to Know About Owning a Rental in Boise

Boise City has a set of Renter Protections which have been passed by the Boise City Council. This set of 5 ordinances mostly apply to the landlord or property manager from an administrative perspective. However, some have a greater impact when it comes to the operations of a rental property and leasing.

 

  • Prohibition of Retaliatory Conduct
    Renters can raise concerns, make repair requests, become a member of a community resident association or retain council without retaliatory actions like terminating a tenancy.
  • Landlord and Tenant Responsibilities
    Landlords provide tenants a copy of the Landlord Tenant Responsibilities created by the City.
  • Prohibition of Source of Income Discrimination
    Landlords must accept legal, verifiable sources of income including Housing Vouchers (also known as Section 8), unless they are self-managing two or fewer units.
  • Full Security Deposit Return
    Security deposits are returned in full when renters are being displaced by demolition or substantial remodel.
  • Rental Application Fees
    Application fees can be no more than $30

Cancel any time within the first 90 days with no penalty. Balance for work completed is still due

We will cover $1,000 in eviction costs if we have to evict a resident we placed for non-payment.

We’ll pay up to $1500 in damages caused by pets we place in your rental property. Because we’re covering such a high amount in pet damages, we retain pet rent and pet fees.

We get paid when you get paid. If your home is vacant or a resident didn’t pay rent, you don’t pay for management services.

If a resident breaks a lease within the first 12 months we’ll waive the leasing fee to find a new resident for your home.
