Move Out Information
Notice: Tenant must complete a notice to vacate form, unless you receive a notice to terminate from Iron Creek Property Management. You’ll need to complete this even if you’re planning to move at the end of your lease term.
Rent: You are responsible for rent for the time you are in the home. You CANNOT use the security deposit to cover last month’s rent. If you are vacating mid-month you will be charged a prorated amount for that month’s rent.
Extensions: We will be working to get a new lease in place shortly after the date you provide on your Notice to Vacate form. Because of this, it’s unlikely we will be able to grant you an extension if you need more time to move out. Please consider this when you submit your notice to vacate to be sure you can be completely moved out and turn over the home in clean by that date.
Early Departure: If you move out before the date listed in your Notice to Vacate, please notify Iron Creek Property Management and turn in all keys. You will still be responsible for rent until your lease term has ended.
Utilities: You must keep utilities on and in your name through your lease term. If you give us notice to vacate and the move-out date is a Saturday, utilities must be kept in your name until the following Monday so they can be transferred back into the landlord’s name without interruption in service.
Keys: You must return all sets of keys, mail keys, and garage door openers provided. If you fail to turn in the keys, you will be responsible for the cost of a locksmith.
MOVE OUT: Please remember, it’s your responsibility to return the property in the same condition you received it, less wear and tear. The checklists are provided for your benefit but may not be comprehensive to cover all possible items that may be deducted from your security deposit.
Carpet Cleaning: You are required to hire a company to steam clean carpets. This needs to be scheduled while you still have posession of the property (for example if you hand over posession on Tuesday you cannot have carpet cleaning scheduled for Wednesday). You must submit a receipt for carpet cleaning. If the carpet cleaning is not satisfactory, any additional cleaning or repairing will be deducted from your security deposit.
Damages: Any damages beyond wear and tear that are not noted in your move-in condition form will be deducted from your security deposit.
Trash & Belongings: You must remove all trash and belongings. Anything left at the premises after the date of vacate above will be considered trash and removed. All costs to remove personal items or trash will be deducted from the security deposit. Do not over-fill trash cans. The cost to remove excess trash from overfilled trash cans, trash bags left next to cans, etc. will deducted from your security deposit.
Light Bulbs & Filters: You are responsible for replacing any light bulbs, appliance light bulbs, furnace filters and oven vent filters typically located on the bottom of the microwave) before move out.
Yard: If the yard was your responsibility in the lease, it is expected it is in similar condition to how you received it. If we have to pay for additional weed removal, tidying up of beds, mowing, etc. it will be deducted from your security deposit. In the summer months please be sure the lawn is mowed within 3 days prior to your move-out date.
All pet feces must be removed from the yard, even if it wasn’t your pet.
Move Out Walkthrough: The move out walkthrough will be completed whether you are present or not. If you would like to be present, you must email office@ironcreekpm.com to schedule the move out walkthrough. Walkthroughs are scheduled on business days, we do not schedule walkthroughs on the weekend. The property must be completely clean, empty and vacant. There are no follow-up walkthroughs. You will not have the opportunity to clean or address any items after the walkthrough. We simply note the condition of the home during the walkthrough and will not be able to provide any information on potential security deposit deduction costs for cleaning or repairs.
Cleaning Checklist
When you move out of an Iron Creek home, it is expected to be returned in the condition you received it in, less wear and tear. Our homes are clean to welcome new residents, and they will need to meet these same standards when they’re turned back over to us.
Please ensure all personal items have been removed from the home prior to turning it back over to us.

Carpet cleaning

- Professional carpet cleaning is required.
- Do NOT rent carpet cleaning machines, use home cleaning machines or employ chemical cleaning companies. Only professional steam cleaning from a reputable company is accepted.
- If we do not receive a receipt from a professional carpet cleaning company we will schedule carpet cleaning once you have moved out.

- Take out all trash
- If you have trash that exceeds normal pick up, you are to arrange to have it hauled away at your expense.

- Replace the HVAC filter(s)
- Clean the inside of all appliances (refrigerator, oven, etc.) make sure you clean the bottom drawer of the oven if there is one.
- Replace any burned out light bulbs
- Dust ceiling fans
- Dust blinds
- Clean the inside of drawers/cabinets
- Pull weeds from flower beds & mow just prior to move out
- Make sure all trash is removed.
