Property Management in Boise, Idaho

Boise is both the largest city and the capital city of Idaho. It boasts a vibrant downtown, foothill access, and a popular greenbelt. Bogus Basin, a ski resort is about 45 minutes from downtown (longer in the winter due to traffic and icy roads). Locals head to Lucky Peak Reservoir and State Park to swim, fish and boat in the summer. Boise State University is located in Boise next to the Greenbelt and minutes from downtown. Boise is also home to the Boise Airport.

Boise has almost 240,000 people and is part of the Treasure Valley. It’s 84 square miles with a population per square mile of 2,800. Between 2016-2020 62% of housing was owner-occupied.

Boise rents are a mixed bag. While the average median rent for a single family home in 2024 is $2,242, that number doesn’t tell the full story. Premium neighborhoods like the North End and SE Boise see much higher rents, while others fall below average. 

Property Management in Eagle, Idaho

Eagle Idaho sits just west of Boise, about a twenty-minute drive down State Street from downtown. Eagle features a walkable downtown with a variety of restaurants and shops. Eagle boarders the foothills, and it’s not uncommon to see horse properties and multi-acre lots in the area.

There’s just over 32,000 people live in Eagle with 85% owner occupied housing. On average, it takes Eagle residents about 20 minutes to travel to work.

Eagle consistently commands the highest rents in the Valley. In 2024, median single-family home rents peaked at $3,180 in April, with an average median rent for the year at $2,830.

Property Management in Meridian, Idaho

Meridian, Idaho is located just south of Eagle and west of Boise. It was the 4th fastest growing city in the country between 2010-2020 and the 13th fastest growing city in the Nation in 2021. It’s the second largest city in Idaho. Eagle Road, which passes through Meridian, is a major thoroughfare connecting the freeway with northern Treasure Valley. Meridian is home to many restaurants, hotels, and retail areas including the Village at Meridian, an upscaled outdoor shopping mall complete with European style architecture, retail, restaurants, cinema and office space.

About 125,000 people live in Meridian with 76% owner occupied housing. It’s about 25 square miles with a population per square mile of 3,353. On average, it takes Meridian residents about 22 minutes to travel to work.

Steady as she goes. Meridian rents are typically just below Star’s, but they’re more steady. Think of Meridian as the stoic friend that consistently shows up. Average median rent in 2024 for single family homes was $2,409.

Property Management in Star, Idaho

Star is located West of Eagle. It is located in both Ada and Canyon Counties.  Star is home to a small but growing number of restaurants, shops and wineries. Albertsons recently built a new grocery store to serve Star residents.

The small community has just under 13,000 residents with 79% owner occupied housing. It’s only 7 square miles with a population per square mile of 1,451.

Believe it or not, Star takes second place for highest rents. Development is booming, with subdivisions popping up everywhere. Inventory is ticking up, and it’ll be interesting to watch whether this impacts rents in 2025 and beyond. Average median rent for single familyhomes in 2024 was $2,505.
