2024 Recap
Boise rentsare a mixed bag. While the median rent is $2,244, that number doesn’t tell the full story. Premium neighborhoods like the North End and SE Boise see much higher rents, while others fall below average. If you own or are considering a rental in Boise, dive deeper to understand your specific area’s trends.
Boise: A Closer Look
Boise rents followed a predictable pattern in 2024: starting low in January, climbing in spring and summer, and tapering off into late fall and the holiday season.
One notable trend? Rents have settled since their 2022 highs. If you’re expecting another post-COVID spike, it’s probably time to adjust those expectations. Q4 rents dipped slightly from Q3 and leveled off by November and December.
Here’s where it gets interesting: Days on market are comparable to last winter, but available inventory is 10% lower. Yet rents have remained stable. This tells us the market may be softer than last year, despite reduced supply.

Hi I’m Kylie with Iron Creek Property Management here at one of our beautiful rental homes in Boise, Idaho. We do residential property management. We specialize in single family homes. There’s four main steps to our service.
The first one is getting your home rent ready, so that means getting it ready for a new Resident to move in. That might be a light cleaning and some handyman work or it could be coordinating new floors or new paint going in. Maybe there’s been a renter in there for years and years and it needs to be freshened up. We have our trusted vendors that we coordinate all that through for you.
Once it’s ready for its new renter we do all the marketing needed to get at leased. That includes professional photos, 360 degree tours, we’re managing all the requests for information, showing the property once someone’s interested, doing the application process, the tenant screening process. We follow all fair housing rules and regulations. And then once we approve someone getting the lease in place, doing all the move documentation so that we have that for when they move out.
Then once they move in the third step would be all of that ongoing management. So think about the pipe breaks at 2 in the morning, you’re not getting the call. We are, and we’re coordinating everything needed to get that fixed. We’re taking rent payments, paying out any maintenance expenses or other expenses and dispersing those funds to you.
Then when the lease is up maybe they’ve been a great tenant and they want to stay. In that case we will go through the process to extend the lease. If they’re ready to move out then we will do that whole process over and find another tenant for your home.
