2024 Recap

Eagle consistently commands the highest rents in the Valley. In 2024, median single-family home rents peaked at $3,180 in April, with an average median rent for the year at $2,830.

Eagle keeps us on our toes. Its rental market didn’t follow typical trends in 2024. Prices rose early in the year, dipped during the usually busy summer months, and rebounded in the fall.

Q4 rents held steady through October and November before dropping in December. Days on market and inventory were both slightly higher than last year.

Eagle’s smaller rental market means its median rent can swing significantly due to high-end or furnished properties entering and exiting the market. To price effectively, check active comparables one month before your lease term ends and consider a three-month moving average when you price.

Hi I’m Kylie with Iron Creek Property Management here in Eagle Idaho. We manage single family homes across the Treasure Valley. If you have a rental home in Eagle, and you’re looking for a property manager we would love to help you.

We have four main components to our services the first is getting the home rent ready. Maybe that’s a light cleaning all the way up to coordinating new floors if there has been a tenant living there for a decade and it needs to be freshened up. We take care of all of that for you.

The next thing we do is we get the property lease. 360° tours, professional photos, we’re going to respond to all the inquiries, the screening process. We follow the fair housing rules and guidelines and then once we find the right person get a lease in place. We do the move in documentation for you and then once they’re in there we do all the ongoing management.

At 2 a.m. a pipe breaks, we’re getting the call not you.

We coordinate any maintenance needs, we answer questions for the tenants and then if they’re ready to move out we either do the whole process over again and find a new tenant for you or we extend the lease. Maybe they’ve been a great tenant and they want to stay and so we extend the lease another year.
