How To Get Your Home Ready to Rent [Checklist]
Let’s Get Your Home Ready to Rent
The condition of your home at move in will set the stage for the tenancy. Handing over a clean home with everything in working order creates an expectation for the condition at move-out. It also helps attract quality tenants and minimize time on market.
The Exterior
- Mow Lawns
- Tidy Flower Beds
- Remove Weeds
- Remove Cobwebs from House
- Check if Gutters are Clean
- Check Fences and Gates are Secure and Functioning
- Make Sure All Light Bulbs are Working
- Check Weatherstripping on doors
- Ensure Sprinklers are Working Correctly
The Interior
- Rekey the home
- Deep Clean the entire house including inside appliances, drawers and cabinets, scrub bathrooms, dust fans, baseboards and blinds.
- Professionally Clean Carpets
- Make sure you have appropriate Smoke & Co2 detectors and they work
- Confirm all mechanical items work as designed
- Remove all personal property
- Check caulking in kitchen and bathrooms (especially between tubs/showers and floors.)
- Make sure doors, locks, windows function properly, and the screens are in good condition
- Patch holes in walls
- Replace burned out lightbulbs with matching bulbs
- Replace broken blinds
- Change HVAC filter
- Touch up paint
- Service HVAC if needed
Prepping for Photos
Timing
It usually takes about 1 to 2 hrs to photograph your home and complete the 360 tour and video
Furniture
When it comes to photos, less is more. Fewer pieces of furniture will make your home look more spacious and appealing in photos. You’ll want to have extra furniture removed prior to the photo shoot.
Kitchen & Nicknacks
Flat surfaces, like tables and countertops, tend to look best when they’re cleared off and items like utensils and spices are removed. The majority of nicknacks should also be removed from book cases and shelves.
Personal Items:
You’ll want to remove personal items, like family photos, prior to the photo shoot.
Bathroom Items
Be sure items like soap, sponges, makeup, and hair products are out of sight. Similarly, toilet brushes and plungers should be placed elsewhere for the photoshoot.
How clean does it need to be?
Generally speaking, you’re looking for tidy more than a deep clean. Visible dirt and grime should be cleaned. Wipe down counters, mirrors and sinks.
But I still live here, where do I put everything?
Since you’ll be moving soon, now is a great time to start boxing things up! Put boxes of items you don’t regularly use in the garage or shed. If you have toiletries or items you regularly need then cabinets or closets are a great location to store them out of sight.
