Resident Screening Criteria
Thank you for your interest in an Iron Creek Home!
Before you apply for a home, please read the following information concerning the approval process. .
Iron Creek Property Management complies with all fair housing laws and does not discriminate based on race, color, national origin, religion, sex (including gender identity and sexual orientation), familial status, or disability.
General Requirements
- We highly recommend you or someone you know tour the home before submitting and application. Please contact us if you are located out of the area to request a facetime tour. Homes have been lived in and may have some imprefections that are not repaired during the lease.
- Each occupant 18 years of age and older must complete a separate application.
- Each applicant over the age of 18 must qualify in order for the group to lease the unit.
- Applications will not be processed until every applicant in the group has completed the application and paid for their application.
- Applicants must provide valid government issued ID.
- There is an application fee per applicant. The application is not complete or submitted until this fee is paid.
- If pets are allowed, there is a $25.00 per pet screening fee which will be paid directly to petscreening.com, our third-party provider.
- Assistance Animal request are verified via petscreening.com. There is no cost ($0) for this review.
- A valid social security number is required for each applicant.
- Application fees are NON-REFUNDABLE even if you are denied tenancy.
**If approved, to hold a property and refuse other applicants, Iron Creek requires the lease signed within 48 hours of application approval and the first month’s rent and security deposit paid within 48 hours of application approval.
INCOME
- Monthly income must be 3 times the rent amount.
- Self-employed or commission-based positions must show substantially the same income for the last year.
- Verified through the 2 most recent months pay stubs, tax returns and/or bank statements.
- Self-employed may be verified through signed personal tax returns.
- Transfers or relocation must have documentation demonstrating accepted job offer.
EMPLOYMENT
- We require verifiable employment history for at least the past two (2) years. You must be a permanent employee
- Self-employed or retired applicants must produce verification of work history and income through signed tax returns or bank statements.
CREDIT
- Credit Score of 680+ and shows that the resident has paid bills on time and does not have a history of debt “write-offs”, outstanding debt, collections, bankruptcy in the last two years or money owed to a previous landlord or utility company. Married applicants may use an average of scores, provided neither is below 630.
CRIMINAL BACKGROUND
We run a criminal background check and take into account facts & circumstances , age at time of conviction, time passed since conviction, nature and severity of conviction. Applicant criminal background which indicates reasonable likelihood of interference with the health, safety, security, or right of peaceful enjoyment of the resident community is grounds for denial of application.
We do not rent to anyone registered as a sex offender.
RENTAL HISTORY
- Minimum of 2 years history whether you own or rent
- Verifiable positive rent history
- Home ownership will be verified through credit report and records.
PET POLICY
- Animal policies vary from one home to another. Pet rent and pet fees may apply. Ask your leasing agent for additional information.
- Iron Creek does not allow exotic animals or the following breeds or mixes of these breeds:

- German Shepherds

- Chows Chows
- Doberman Pinschers
- Akitas
- Wolf-hybrids
- Mastiffs
- Cane Corsos

- Siberian Huskies

- No pets under 12 months of age.
- All pets must be screened by petscreening.com.
- Baby-sitting or care taking of another person’s animal or pet is prohibited.
SERVICE ANIMALS
Requests for service animals must complete a free service animal application at petscreening.com for verification.
ROOMMATES
Roommates must each submit an application and be individually approved in order for the group to be approved. Income (2x rent), rental history, employment and credit requirements apply to each applicant.
COSIGNER
- Co-signer must meet all screening requirements and monthly income requirements (3x, not combined with applicant) outside of their monthly expenses.
- Co-signer must submit an application, pay the application fee, and provide the supporting documents.
- Not all properties may accept cosigners
- In order for a cosigner to be considered applicants must meet:
- 3x income with credit no lower than 550 OR credit requirements with income less than 3x
- Cosigners are not accepted if neither income nor credit meet criteria.
- Credit and income of applicants must meet our conditional standards in order for a cosigner to be considered.
