Resident Screening Criteria
Thank you for your interest in an Iron Creek Home!
Before you apply for a home, please read the following information concerning the approval process. .
Iron Creek Property Management complies with all fair housing laws and does not discriminate based on race, color, national origin, religion, sex (including gender identity and sexual orientation), familial status, or disability.
General Requirements
- We highly recommend you or someone you know tour the home before submitting and application. Virtual tours may be available for out-of-area applicants. Homes have typically been lived in and may include normal imperfections that will not be repaired.
- Each occupant 18 years of age and older must complete a separate application and qualify in order for the group to be accepted.
- Applications will not be processed until everyone in the application group has submitted the application and fee ($45). Applications may be transferred to other available rental properties within 30 days.
- If your application is incomplete we may request additional information. Other applicants will continue to be processed during this time and potentially accepted.
- Applicants must provide valid government issued ID.
- If pets are allowed, there is a pet screening fee of $30/pet, assistance animals are verified at not cost, through petscreening.com.
- Application fees are NON-REFUNDABLE even if you are denied tenancy.
- Incomplete applications and/or application groups will be closed after 14 days with no refund.
- Smoking and vaping are not permitted anywhere on the property (home, garage, yard).
**Approved Applicants must sign the lease and pay all deposits/rent within 48 hours of application approval. Otherwise the home will be available to other applicants.
- Security Deposit equal to 1 months rent
- Leases beginning before the 15th of the month: Prorated rent for the month
- Leases beginning after the 15th of the month: Prorated rent + first full month’s rent
- Pet Fee: $200/pet
- Pet Rent: $40/pet
If we do not receive these items within 48 hours the home will be available to other applicants.
INCOME
- Monthly combined gross income must be 3 times the rent amount.
- For roommate situations each applicant must make 2x the rent amount.
- Income is verified through the 2 most recent months pay stubs for employees. Self-employed or retired applicants are verified through the 2 most recent years signed personal tax returns and/or personal bank statements.
- Self-employed or commission-based positions must show substantially the same income for the last year.
- Transfers or relocation must have signed employment letter with start date and income.
- Students who do not meet the income qualification will require a guarantor.
CREDIT
- We obtain your credit score from TransUnion. You cannot provide it to us.
- Credit Score of 680+. Applicants may use an average of scores, provided none are below 620.
- Credit showing resident has paid bills on time.
EMPLOYEMENT
- Verifiable employment for the last 3 years.
- We will reach out to your employer for verification. You need to include accurate business phone and email address for your employer for verification.
- Permanent employee (not temporary)
- For self-employed, retired or not employed: signed tax returns and bank statemetns showing ability to pay rent.
CRIMINAL BACKGROUND
We run a criminal background check and take into account facts & circumstances , age at time of conviction, time passed since conviction, nature and severity of conviction. Applicant criminal background which indicates reasonable likelihood of interference with the health, safety, security, or right of peaceful enjoyment of the resident community is grounds for denial of application.
We do not rent to anyone registered as a sex offender.
RENTAL/OWNERSHIP HISTORY
- Positive rent history for last 2 years
- We will reach out to your landlord to verify rent history. You need to include a valid email and phone number for your landlord in the application.
- Home ownership will be verified through credit report and records.
- No history of evictions
PET POLICY
- Animal policies vary from one home to another. If pets are allowed there is a $200 non-refundable pet fee and $40 pet rent/month (both per pet). Ask your leasing agent for additional information.

Only cats and dogs are allowed (though there may be additional property-specific limits, see the listing for details). No fish tanks over 5 gallons, reptiles, caged animals (rabbits, guinea pigs, etc.)
- Iron Creek does not allow exotic animals or the following breeds or mixes of these breeds:

- Presa Canarios/ Dogo Argentino/ Cane Corso/ Fila Brasileiro/Presa Mallorquin

- Doberman Pinschers
- Akitas
- Wolf-hybrids
- Mastiffs
- Alaskan Malamutes
- Huskies
- No dogs with previous bite history
- No pets under 12 months of age.
- All pets must be screened by petscreening.com.
- Baby-sitting or care taking of another person’s animal or pet is prohibited.
SERVICE & ESA ANIMALS
Requests for service or ESA animals must complete a free service animal application at petscreening.com for verification.
COSIGNER
- Co-signer must meet all screening requirements and monthly income requirements (3x, not combined with applicant) outside of their monthly expenses.
- Co-signer must submit an application, pay the application fee, and provide the supporting documents.
- Renters must meet either credit or income requirements to use a cosigner. If income is met, renter credit must be above 580 and show a trend of recent payments made on time to use a cosigner.
- If neither credit nor income is met the application will be denied. Exceptions may be made for verified full time students.
- Not all properties may accept cosigners
