Move Out Process
As your lease comes to an end, we want the move-out process to be clear and predictable. The information below outlines required notice, move-out expectations, and what to expect after you vacate.
Please review everything carefully and reach out if you have questions as you plan your move.
Providing Notice
Written notice is required at least 45 days prior to your lease end date.
To provide notice, please complete and submit our Notice to Vacate form. This form confirms your intended move-out date and includes important details related to your lease obligations.
Rent remains due through the end of your lease term. If your lease term ends mid-month, the last month's rent will be prorated. The security deposit may not be applied toward your final month’s rent.
Extensions: We will be working to get a new lease in place shortly after the date you provide on your Notice to Vacate form. Because of this, it’s unlikely we will be able to grant you an extension if you need more time to move out. Please consider this when you submit your notice to vacate to be sure you can be completely moved out and turn over the home in clean condition by that date.
Early Departure: If you move out before the date listed in your Notice to Vacate, please notify Iron Creek Property Management and turn in all keys. You will still be responsible for rent until your lease term has ended.
Planning Ahead
Plan enough time to be fully moved out before your lease end date, with additional time set aside for cleaning. Please remember, it’s your responsibility to return the property in the same condition you received it, less wear and tear. Dirt and grime are not considered wear and tear, so be sure to clean thoroughly!
We strongly recommend:

Moving out a few days early if possible

Once your items are out, completing a full deep clean, or hiring a professional cleaning service. You can see the full move out checklist here.

You'll need to have professional carpet cleaning done before turning the property over to us. Keep your receipt!
- Mow the grass within 3 days of moving out during the growing season
Once the property has been turned over and keys are returned, vendors and renters are not permitted back into the home. Any cleaning or work must be completed before move-out.
Move-Out Day
On your move-out day, the home must be completely empty, clean, and ready for inspection.
Please:

Leave all keys, garage remotes, and access devices on the kitchen counter

Lock all doors and windows
- Exit through the garage, closing it after you
Temperature settings

September through April: Heat set to 65 degrees (hold)

Summer months: AC set to 75 degrees (hold)
Utilities
It is your responsibility to cancel utilities and ensure the utility companies have a forwarding address for you. They will need to send the last month's bill for the time you occupied the property, which you are responsible for.
Utilities should remain on and in your name until three days after your move-out date.
We are unable to complete the move-out walkthrough without active utilities. If utilities are shut off early, the walkthrough may be delayed until service is restored.
Security Deposit
The move-out walkthrough will be completed after you vacate.
You do not need to be present for the walkthrough, though you can if you would like. During the walkthrough we are simply documenting the condition of the home. You will not have the opportunity to clean or make changes to the home during the walkthrough. The information collected during the walkthrough is taken back to the office and compared with the move in documentation to understand what, if any, damages exist. Therefore, we will not have information about potential deductions or security deposit details during the walkthrough.
Your security deposit accounting will be processed within 30 days of your lease ending and sent to the forwarding address provided on your Notice to Vacate.
