Professionally Managed Furnished Rentals
Not every furnished rental is an Airbnb.
Iron Creek manages a select number of furnished rentals throughout the Treasure Valley with lease terms typically ranging from 6 to 12 months.
Unlike Airbnb or vacation rentals, our furnished rentals operate like traditional rentals. Residents complete comprehensive screening, sign a standard lease, provide a security deposit, and are professionally managed throughout their tenancy.
If you’re looking for Airbnb or VRBO management, we’re not the right fit. If you’re looking for professionally managed furnished rentals, keep reading.
Not Vacation Rentals
Although both are furnished, the management approach is very different.
Vacation rentals focus on nightly guests.
Our furnished rentals use traditional leases, comprehensive screening, security deposits, and longer lease terms, creating a more stable experience for both owners and residents.
Long-Term Investments
Our furnished rental program is designed for owners who intend to operate their property as a furnished rental for the foreseeable future.
Most leases range from 6 to 12 months with optional renewals. We lease directly to residents, not corporations, and do not accept corporate guarantees.

Rental property marketing is critical. Every day that your home sits without a tenant, as you know, it’s costing you money. You still have to pay the mortgage, but you’re not getting any income. It really matters.
I’m Kylie with Iron Creek Property Management. We manage single family homes across the Treasure Valley Boise, Eagle, Star, Meridian, Nampa, Kuna and Middleton. We focus on three things, transparency, professionalism and excellent communication.
All right let’s jump into the marketing side.
Like I said, marketing is critical. We’re no longer in a market where you put a home on for rent and you get five applications within 10 minutes. You need your home to stand out against the competition and so we do that a couple of ways.
One we’re hiring an excellent real estate photographer. They make your home look fantastic. You can look at any of our listings to see an example of what that looks like. We’re also doing 360 degree tours and videos, we’re posting it out on all the major rental sites, we’re posting it on our website, on our social media channels.
We want to drive eyeballs to your property, that’s really the goal. Once we get those eyeballs, we are responding to all the inquiries. People have questions, want to know about the property, want to schedule a tour, all those things we’re responding to.
the next step is showings. You may or may not know, but there is a trend in property management for self- showings. And what that means is essentially somebody interested in touring the property is going to access the property through a lockbox. There’s no one else present, and they’re going to go through the home on their own. We do not do self-showings. We do in-person showings, because your home is an important asset and so we want one of our representatives there any time somebody wants to see the property as a potential renter.
We show them the property, answer any questions they have. If they’re interested in renting it we send them an application and we’ll get into the tenant screening and leasing in the next video.
So marketing is incredibly important a lot of people don’t give this enough weight when they’re looking for a property manager. It’s so easy to just say what’s your management fee, but understanding how important marketing is, how important setting your home out against the competition is going to be in terms of getting it least quickly is really critical to help manage your costs as a homeowner and get that revenue coming in as soon as possible.
